FUNDS NEEDED CLAUSE:

To see if you have enough funds for the down payment and closing cost, please speak to your loan officer to see if you can afford this opportunity. Although the BMR Program only requires 3% of the purchase price for down payment, you may need more than 5% of the purchase price between down payment and closing costs. This is true, especially for smaller households where the maximum income limit may be lower than the income needed to qualify for a mortgage high enough to purchase the property with acceptable debt to income ratios. It's also true for households in the lower AMI % ranges and/or that have high monthly debt. Even if we only require 3%, the lender may require more for certain loan products.

BUYER'S OWN FUNDS: Applicants must use at least 3% of the purchase price of their own seasoned funds (seasoned for 6 months) from their own accounts towards the transaction (not a loan, gift or grant).

Note: For homes in the 120% AMI range, you may have to contribute at least 5% down payment and closing costs.

$
IMPORTANT: These funds should be liquid. Contingent sales are NOT accepted.
41. The funds I/we will be using for down payment and closing costs is in the following forms or accounts:*
3% of the purchase price going towards downpayment must come from the buyer own seasoned funds and should not be a gift, grant or loan.

When answering this question, please think about your CURRENT obligations (DO NOT include the housing payment for the BMR home). On the box below please enter the total minimum required monthly debts that the applicants have to pay. Only include payments that would be reflected on the applicant's and co-applicant's credit report such as credit card debt, child support payments, car payments, student loans, etc. Please DO NOT include: the new housing payment, rent, utility bills, cell phone bills, etc. If you don't know, ask your loan officer for the total monthly amount he is using in your loan application.
